		<description>I have been a real estate broker for 32 years now.  I love established neighborhoods with great locations and big trees.  I don't like brand new neighborhoods with &#34;look alike&#34; box shaped houses.  I love fixing up and redoing things.  So I know what I want to do.

Reading how you wrote those things I think you want a brand new house but can't afford one.  It sounds like you will always think you settled for something that is not really very good.  I don't think you will be happy.  Find a way to buy a much newer house. If you want to be almost sure of getting a home in perfect condition, then buy in the new sub. It is hard to pass up a brand new home especially if its made well.
If you haven't seen the inside of the new home, you should. Take a real hard look at construction and quality of cabinets, bathroom fixtures, flooring, etc.

Then take a long hard look at the 50 year old home and decide which would be a better resale in the future in case you are dissatisfied with the older homes limitations or the new homes location.

Whatever you decide, do it quickly. To qualify for the first time home buyers credit you have to have a signed deal with a seller by 4-30-10 and close on the deal by 
6-30-10
Also, good deals go fast.
